Because Sony haven't released it for your region yet.
Either flash one of the many generic FTF available in the general section or just wait until it's released.

Please see this thread for details. But be aware that a lot of it is speculation as nobody on XDA actually has it running on their phone as Sony have only supposedly released it to their developer devices (internal testing for employees only). This means that there is no ftf available to flash full stop.

If you want Jelly Bean maybe you should unlock your bootloader and try flashing one of the JB ROMS like CyanogenMod, which you can find in the Original Android Development section.

Is it worth upgrade to operator specific 10.3.1.A.2.74 FW update and root it with the use of custom kernel or should I stay on generic unbranded .67 firmware? Any benefits of using 10.3.1.A.2.74 or..?
Is .74 available for your specific operator? if yes then it's better to upgrade due to some baseband changes. If it's not available for your specific operator then start on .64

I think 74 is for some countries only and branded only. Those countries skipped 67 and I don't think we will get that version because it's available in just three or four countries.

The .74 is 3 Denmark exclusive, but someone said that this one gives better battery life than generic unbranded .67 FW, thanks to newer baseband. Hmm ..

To bad that every deodex-method out there doesn't work at all, otherwise I would stay on this FW (after deodexing and some rooting / de-bloating/tweaking) and try it a little, for some testing and see if it is better than generic unbranded .67 FW!

The thread says it's only tested for 9.1.B.1.67 and 9.1.B.0.411. But you might want to install a newer firmware anyway while you are at it. Isn't 7.0.A.3.212 ancient? (not sure, because I have a T - and the 7-series firmware versions for the T were still Ice Cream Sandwich).

I got my Z1 through Amazon, my customization number is 1276-0875 (Customized UK). It took sometime to get the 4.3 update, like 3 weeks later the official release. Till now I didn't get any update notification on my phone or PCC for Kitkat. Is that normal? :|

I got it on mine. Unlocked Z1. But as other people have said. Just use flashtool. Doesn't alter anything its as safe as houses.

Individual carriers will be working on the update, testing/fixing etc. Probably better that you wait seems as there was so many bugs in the last one.

Seen this app that can root phone easily without downgrading and any hard stuff that most of us don't want to risk so can anyone update that app so that it can root our 4.4 kit Kat update

No. It doesn't work like that. A new exploit has to be found to root KitKat. It isn't just a matter of updating existing tools.
