Just install Towelroot.apk , reboot and then install supersu
There are tons of rooting thread in this forum and you can easily root your phone step by step.
You haven't mentioned what which version you are currently on.
If you are in the latest 4.4.2 Stock Kitkat 10.5.A.0.230. try this.http://forum.xda-developers.com/xperia-z/general/to-root-t2783863

I have Android version 4.4.2 and build number 10.5.A.230
I also wanted to install original google edition (if there is any)

If you want to install vanilla android you have to unlock your bootloader. I suggest you to use the search function and read all the threads about what that means.

i am fairly new to HTC i have HTC One HTC_m27 cid number
is there a option to install 4.2.2 without root or s off
on xperia i use flashtool and samsung i use odin is there a similar way with HTC?

answer is no.
Only other way is unlocking bootloader via htc dev and install some 4.2.2 based rom (not including firmware/radio)

If you have a rooted XZ
Then you will need to install the custom recovery
Download the files from that thread & put it in your phone's internal storage & follow the instructions to flash it

How did you install 4.4.4?
I told you to flash the pre-rooted rom isn't it?
If you flash that rom then your phone was rooted.

Marshmallow is not fully working right now. So use lollipop for now.

you dont need to root cm 12.1(5.1.1)... just go to developer options and there you'll find the root option which you can set...
