Follow these steps
1. Flash CWM r11 via TWRP
2. Flash repartition zip
3. Clean flash the ROM and backup the ROM(system) using cwm
4. Flash repartitioning zip once again via cwm
5. Restore the backup and now flash the gapps you want to flash you won't get any error this time(if you have followed everything in the above order).
Best of luck....!!

for recent builds most of the ROM developers have migrated to new MIUI partition style... to convert your current partition layout to new miui partition layout you can find the thread in general section or search in xiaomi mi3 forum

Extract boot.img from cm12.1 zip file
Flash boot.IMG
Reboot recovery
Flash cm12.1 zip file followed by GAPPS

Or you can install this modded CyanogenMod 12.1 with integrated gapps, works on old cwm too: https://www.dropbox.com/s/v41kau37sxyct7i/CM12.1.zip?dl=1

you can try to use the temporary CWM recovery to flash the boot.img file.
as i said earlier, extract the boot.img file from the rom file and then flash it via the recovery.
I am faceing the same problem

Wow i didnt think that i would reply to something i said 2 years ago xD
Hmm i am a bit rusty now as i upgraded to the s7 and now note 8 where i have not rooted or installed custom roms for a while so try it at your own risk.
If i recall correctly, you need to extract the boot.img file from cm12.1 using 7zip or winrar on your pc
Then there should be another thread for a temporary cwm recovery. Download the file and flash it when u are in recovery mode.
After flashing that temp cwm file, it should boot into it automatically and then flash cm11 followed by gapps

Phone unable to flash custom rom ! help

After unlocked bootloader i installed twrp for installing for custom rom.
I follow all steps of flashing custom rom , gapps n all that from rom threads ,even by watching tutorial , it flashed properly showing in recovery ..but when i reboot to system phone stuck on mi logo.
i tried rom like Rr, dotos, coltos, lineage. But getting nothing.
Help me !!
Current using redmi 4x betarom
If you had followed the instructions on the XDA threads like you say then you must've been able to have a successful flash.
For flashing custom ROM:
1)Unlock Bootloader
2)Flash TWRP
3)Copy your downloaded ROM and Gapps zip to Internal storage OR SD card.
4)Boot into TWRP
5)Wipe System+Data+Cache+Dalvik
6)Flash ROM zip first and then Gapps secondly.
7)Wipe Cache+Dalvik.
8)Reboot.
If you followed these instructions in the exact same order and flashed a compatible ROM for your phone you shouldn't have any trouble in booting the ROM.
Next time try this:
Unlock bl
Boot into twrp
Format data
Restart and boot into twrp again by volume plus volume up. Format data again.
Now go to twrp home-settings-advanced-fix boot/disable verification and wait for few seconds.
Now unmount and mount data partition. Transfer rom zip file to internal memory by pc and install it. Its bound to work.
Check if system is mounted from TWRP recovery if not then enable it.
Also check if TWRP recovery is on latest version or not.(do backup everything if there is need of updating TWRP recovery)
I suggest you to use the pixel experience rom, it doesn't need gapps, just flash one zip file of the room itself

I'm using this and it's super fine

Their is only one way to recover your phone just follow this step
1. Flash stock firmware(stock rom) vie fastboot using MI Flasher
this is bring back you phone and if you want to install custom rom then follow this
1. boot twrp
2. wipe all the data from slot A and B partition(internal storage as per you choice )
3. boot to slot B and copy past the custom rom file in slot B
4. flash that rom and boot to slot B and then flash Gaaps and other staff you want
5. reboot and enjoy.
NOTE: changing the slot require reboot twrp in simple words every time you change the slot you have to reboot the phone and boot again to twrp..
i hope this will work for you..:good:
If you don't have stock flash file then try from step 2. see whether it will work or not otherwise follow from beginning.

I have this issue and none of the steps worked.
I got my device 2 days back and it was in Oreo. I tried to update to pie but the update keep failing. I unlocked the phone and flash latest official fastboot rom using mi_flash and installed magisk using this guide:
https://forum.xda-developers.com/mi-a2/how-to/unlock-bootloader-n-root-magisk-easy-t3856800
Everything went smooth.
Today I tried to go further and instal PE rom using this guide:
https://forum.xda-developers.com/mi-a2/how-to/guide-how-to-flash-custom-roms-stuff-t3876375
Everything goes smooth until I boot to TWRP and try to flash the rom. It gave the error posted by OP. I have tried the following things since:
1. Try another two roms, same issue
2. Flash stock Pie using mi_flash then temp boot to TWRP latest version from 'a' partition, wipe everything, then boot from 'b' partition, wipe everything, try to flash. Same issue.
3. Install TWRP (it installed without any issue), reboot to installed TWRP, flash rom, same issue.
4. Try to flash with 'a' as active. Same issue.
5. All other possible combos (i think) of the above. In all cases everything goes as expected until I try to flash the rom.
Currently I have flashed the factory image back. Any help will be greatly appreciated.

Are you booting into MIUI at least once after flashing it, before flashing anything else?
I've stopped doing the mount/unmount. I now always reboot back into TWRP after formatting data, seems more reliable.
In TWRP do a factory reset, then format data, then reboot back into TWRP.
After this install the ROM you want

If you want to flash something else, remove lockscreen security first before flashing. This should allow you to dirty flash an update, or clean flash a new ROM, without problems. You only need to format data when flashing over MIUI.
If you get into problems and you cannot successfully get a custom ROM working, this is when you need to flash MIUI first.
You only need to flash vendor/firmware files when the custom ROM recommends/requires a version that is different to what you currently have.

The emoji's screwed up my reply. Try again.
1. Next time create a new post, don't resurrect a vaguely similar old post.
2. Restore MIUI with a fastboot ROM and try again. Use my guide here to help you install the ROM of choice.
https://forum.xda-developers.com/k20-pro/how-to/simple-guide-flipkart-owners-t4151007/post83329343
If you're not sure what you're doing, follow the guide exactly, do not freestyle.
1.Install any rom
2. In recovery factory reset or change data partition to ext2 and then again back to ext4
Reboot
It will boot.

When flashing you will actually need vendor and firmware files together.
These are taken from the official MIUI fastboot ROMs. You can find them repackaged in a single flashable zip file from here.

Flashing one of these files in TWRP is the easiest way to go.
You can also find then repackaged as separate zip files from here

This site has a much greater archive, so is good if you need an older version that you can't find in the other site. You will need to make sure you download vendor and firmware files for the same version.
You should always stick to the version that is for the region of your phone. e.g. Indian vendor and firmware for an Indian K20 Pro, etc.
Some ROMs use an OSS vendor and so this is included as part of the ROM install. In which case there is no need to flash the MIUI vendor.
When a new version of MIUI is released, vendor and firmware files might get updated, to fix a bug or to add extra functionality. In this case some custom ROM devs will include them so that they get the bug fixes or extra functionality in their ROM too. When this happens they will update the minimum vendor and firmware version requirements for their custom ROM - the version will be the actual MIUI version in which the vendor and firmware files were updated.
Where a ROM doesn't specify vendor and firmware and doesn't have an OSS vendor, then it normally implies that any version will work that is from MIUI based on the same Android version. In this case use the most recent version, which you will already have if you've kept up to date with MIUI updates.
When installing a new ROM, you will only need to flash vendor and firmware files if your current version is less than the required version of the new ROM.
