We don't use such softwares when rooting. We just download superuser.zip from www.clockworkmod.com and flash it via recovery.

With S on and unlocked hboot do you have to manually flash the kernel like HOX?

2 things
This doesn't belong in dev
and No
Well no because with the official htcdev unlock for the HTC One. HTC have allowed write capabilty from recovery to the the boot partition even when you are S-ON.

BlackRose is a modified Bootloader for IncS that has S-Off enabled and supports the /Lib partition that was introduced in GB 2.3.5 and was carried over to ICS 4.0,4. You must be S-Off using Revolutionary.io before you can upgrade to BlackRose.
Is it necessary? I want to jast root & unlock the phone to install cyanogenmod 10.1 on any stable rom.

Yes you can, but however you having unlocked your Inc. S with S - On, you will have to boot your boot.img. file manually, Or u will be stuck with the HTC splash screen for hours.
Just flash the boot file from the ROM you download

Hey! My cousin just got an htc one (second hand) from someone, and it turns out to be an unlocked sprint model. Now the problem is that the software is stuck at 4.1.2 as the firmware option has been replaced by UICC unlock as the phone is unlocked...
The phone itself is rooted and it has s-off
Thanks!

Do you rely on a carrier unlock?

that is the problem, we don't know that :-/
is there anyway i could identify whether it is carrier unlocked?
Since you 're s-off and rooted you can always flash a rom based on newer version with Sprint support.

Unfortunately you will have to use HTC Dev to unlock and root to use rumrunner. I haven't seen any other way but try looking for a way to root without unlocking.

1) The warranty isn't voided by unlocking.
2) You can unlock via HTC Dev then S-OFF using Rumrunner and change everything back to stock if needs be... HTC will never know

They shouldn't but don't take my word for it! I remember reading something like that.
When I had a One X I unlocked it via HTC dev and I could hand it in for warranty. (Wouldn't turn on).
On the other hand rumrunner shouldn't alert HTC that your device has been unlocked.
